MINUTES OF THE REGULAR MEETING
OF THE BOARD OF DIRECTORS
LAKE AUSTIN LAKE POINTE HOMEOWNERS ASSOCIATION, INC.
March 26, 2008
The Board of Directors of the Lake Austin Lake Pointe Homeowners Association, Inc. (“the Board”) convened for a regular meeting of the Board of Directors on March 26, 2008 at the Lake Pointe Community Center, 11700 Sonoma Drive, Austin, and TX 78738.
1. Roll Call
President Pat Sinnott called the meeting to order at 7:00 p.m. The meeting’s quorum requirement was met by the presence of the following Board members: President, Pat Sinnott, Vice President, Sarah McGiffert, Treasurer, Jim Burgeson, Secretary Michael Schumann. Also in attendance was Kaye Bayes of RealManage. Residents, Jim and Angela Qatato, Craig and Traci Briscoe, and Steve Holzheauser.
2. Citizens Communication
Mr. Steve Holzheauser and Mr. and Mrs. Briscoe live in section seven at Vista Pointe. They are very concerned with the lack of enforcement in regards to the vacant lots in section seven. The Lake Pointe HOA Board directed Kaye Bayes to send Chapter 209 letters on all vacant lots where violations are occurring. The board recommended that the residents may want to get involved in the community by volunteering for the Vista Pointe ACC committee. Mr. Holzheauser also expressed his concern over the increasing cost of propane.
3. Review and approve minutes of the regular meeting of February 27, 2008
Jim Burgeson made a motion to accept the February 27, 2008 meeting as presented. Michael Schumann seconded the motion which passed unanimous.
4. Discuss and Approve Boundary Fence Agreement with West Travis County MUD #3 and west Travis County MUD #5:
President Pat Sinnott present several sketches of the proposed wall and entry feature. It is anticipated that the final design and numbers would be available in April.
5. Managers Report to include financial recap and delinquencies:
Kaye Bayes presented the Statement of Revenues and Expenditures, Detailed Balance Sheet and Summary Balance Sheet for the month ending February 2008. The accountant was working on the Common Property Fund as reflected on the Balance Sheets. Accounts receivable at February 2008 was $19,710.00. There are six accounts that have been referred to the attorney for collection efforts, including the filing of liens.
6. Committee Reports:
a. Architectural Control Committee: Kaye Bayes reported that the committee met on March 18, 2008.
b. Pool: The pool resurfacing was completed. Mike Schumann reported that there was some settling in the coping near the right side of the steps. Hines Pool will be resetting the coping in the next few weeks. The pool committee will also be selecting new pool furniture from Texacraft. The squeegee for the tennis court will be placed on hooks that will be installed on the fence at the tennis court.
c. Parks: No report was given.
d. Public Policy: Fred Goff has been meeting with the wastewater committee in regards to the impact fee calculations. The rate hearing is on hold at this time. MUD #5 is also actively involved in meetings with the LCRA. It was reported that a sewer spill occurred during the weekend of March 22, 2008 on Napa Drive. The appropriate parties were contacted. It was unclear if the spill had been reported to the TCEQ.
e. Social committee: A July 4th event is being planned by Rose Galliver.
f. Block Watch: Chris Romero is still organizing an appreciation gathering for the Block Watch block captains.
g. MUD #3/MUD #5: No report was given.
There being no further business, the Board adjourned at 9:00 p.m.
